Aurora begins with the actual plan set

Aurora’s checklist is a useful filter because it requires the electrical system to be described, not merely pictured. The three-line diagram, conductor and conduit details, rapid-shutdown equipment, disconnects, listings and manufacturer cut sheets turn a sales sketch into a permit submission. That means the best early question is who owns the engineering file and who will correct it if the city requests a revision.

The $500 number is historical

Aurora published a $500 residential PV figure in its 2019 and 2020 service-fee schedule. It is not a current fee published for 2026. The current city material says cost varies with valuation, plan review, taxes and complexity. That distinction is not pedantic. A date-less fee claim can quietly make a bid look more certain than the city’s present process supports.

Aurora is not Denver with another address

Denver SolarAPP+ discussion does not answer an Aurora permit question. Aurora uses its own Building Division process and Aurora4Biz submission route. A contractor can work in both markets, but the contract should say which city workflow it has priced, which documents will be uploaded, and who remains accountable if a correction arrives. Borrowed talking points are not a permit strategy.

Name the filing parties

Aurora’s permit framework identifies the class of contractor and the licensed electrical subcontractor. Those names matter after signing. They tell the homeowner who is responsible for a revision, inspection correction or equipment substitution. A generic company name at the top of a quote is not enough. Ask for the permit holder and electrical party before the plan is submitted.

Use Xcel history, not roof area

Xcel checks Solar Rewards applications against a 120% consumption rule. That creates a practical reason to assemble bills before asking how much roof can be covered. A future load can be relevant, but it should be documented. The design should be built from the household’s evidence, not from the maximum number of modules a sales layout can fit.

A Solar Bank choice belongs in writing

Continuous rollover and annual settlement do different things with a remaining balance. Aurora customers should make the choice with their expected duration in the home and expected use, then keep a copy with the utility application. A design that produces a large balance may still work, but its economics should not be presented as if every exported kWh has the same outcome.

Keep taxes out of the sales discount

The Colorado component exemption has defined equipment limits and does not cover common costs such as labor or storage. A permit fee, a tax calculation and a utility REC arrangement are three different categories. Combining them under a glossy “incentives” heading hides who pays whom, when, and under which document. Aurora buyers should insist on line items.

The good Aurora file is boring

A strong local file has the plan set, contractor names, a dated fee basis, city submission record, Xcel interconnection status and roof-work terms in one place. That may sound mundane. It is exactly what turns a residential solar purchase from a sequence of verbal promises into a project a homeowner can verify without relying on the salesperson who made the original estimate.

Aurora’s permit review begins with a complete plan package. The checklist asks for electrical and equipment details that explain how the system works, not just where the modules sit. This is why the scope should identify the engineer, electrical subcontractor and final equipment list before documents are uploaded to Aurora4Biz.

The $500 Aurora figure needs a label every time it appears. It came from the city’s published 2019 and 2020 service-fee schedule. The current city information says costs vary by valuation, plan review, taxes and complexity. Calling the historical number a current fee would be a data error, not a small rounding choice.

Aurora and Denver share the Xcel environment, but not a permit workflow. Denver’s SolarAPP+ route does not turn Aurora into an instant-permit jurisdiction. A local quote should explain the Aurora review path it actually plans to use and name the individual who will respond if the city requests corrections.

Xcel’s 120% consumption check gives homeowners a useful reason to bring a real bill history to the first meeting. A future electric vehicle, heat pump or household change may be relevant, but the system application needs an evidence-based consumption story. “We can use the whole roof” is not the same as a sizing rationale.

Aurora permits solar across its zone districts subject to underlying restrictions. That is meaningful land-use permission, yet it is not a statement about every roof’s economics. The roof, electrical service, HOA process and price still have to be reviewed one at a time.

A general tax deposit described in city development materials should not be folded into a marketing discount. Ask whether a proposed permit figure includes deposits, city tax, county tax, plan review or only the contractor’s administrative charge. The answer should be line-itemed.

That list is not bureaucracy for its own sake. It is the difference between a project that can be checked and one that depends on verbal assurances.

Aurora’s plan set is a diagnostic of the installer. The checklist asks for electrical facts that cannot be responsibly guessed: conductor details, protective devices, equipment listings and shutdown information. A contractor who treats those documents as an afterthought is asking the city to discover the design on its behalf. That is backwards. Review the plan title block and equipment schedule before the permit is submitted.

If an estimate presents a flat Aurora permit charge without saying where the number came from or when it was published, ask for the actual current calculation. The answer may be a range. Aurora homes sit in the same Xcel customer framework as nearby Denver, but the project management is not interchangeable. A team experienced only with Denver’s quick-permit path may price the city work as if the municipal review were the same. It is reasonable to ask how many Aurora solar permits the company has recently submitted and what documents caused corrections.

For an Aurora customer, the permit holder is not a name buried in fine print. It indicates who owns the filing responsibility if the plan changes, if an inspection correction arrives, or if the electrical subcontractor changes. The final contract should name the general contractor, electrical subcontractor and person who will communicate with the city.

A solar system can be legal in every zone district and still be a poor roof decision. Zoning permission does not answer whether a roof plane is shaded, whether the main panel has room, or whether a homeowner association has a process to follow. Treat city permission as the starting line, then work through the physical and contractual constraints in order.

The Solar Bank election is also a design question. A homeowner who expects to move, who has volatile electric use, or who wants a year-end payment may view the decision differently from someone staying long-term and using steady consumption. There is no universal answer. There is only the answer that matches the household’s usage and plans.

Aurora proposals should keep historical programs on a separate page. An old permit incentive or an old fee schedule can be useful context, but it cannot fund a 2026 project. Require a document that is current, a reservation number when a program needs one, and a written statement of what happens if the program closes before installation.

The cleanest buying process has a simple sequence: confirm the roof, confirm the electrical design, confirm the city filing party, then confirm the Xcel application and final price. Skipping steps does not make the project faster. It usually moves the cost into a later change order, when the homeowner has less leverage.
